Most people consider the pressure washing business because it is conceived to be business that can be started with a very low investment. Simply buy a $500 pressure washer at Home Depot plus some bleach and detergent; throw it in the back of your pick up, and PRESTO, you're in business.

Because one can get into this business with a relatively low investment you will be facing a lot of competition.   Don't be discouraged.  By working smart, you can bury competition and make a lot of money.  Below is a story of how we made money in the power washing business

In 1993 my buddy, Dick, was making a decent living doing power washing work,  while I was in the air conditioning and heating business.  Since he was not very mechanically inclined, he kept bugging me about helping him come up with a method to clean roof stains without using high pressure.  Compared to the HVAC business, pressure washing did no seem very challenging to me, thus I could not get interested.   One day, after his numerous pleads I broke down agreed to look into his business.  Dick had an open trailer, a pretty good pressure washer (13 HP, 3400 PSI) 200 feet of hose coiled up, a five gallon sheetrock bucket for mixing chemicals, a case of Clorox, some Dawn detergent and a couple ladders.  This was his entire business.

I felt like his idea about the roof cleaning business offered the most promise if any money was to be made, as no one was doing it. I couldn't even find any info on the new information highway (internet).  My interest grew when Dick announced he had heard through a supplier that a company in Georgia was producing a chemical that would clean roofs with garden hose pressure.  We promptly ordered a case and found the chemical did an excellent job cleaning but garden hose pressure was not going to do the job, at least in a timely manner.  All we needed was a little bit more pressure but nothing like the pressure produced by a power washer.    We went to our local agriculture supply store and began buying pumps, motors, tanks and nozzles and put together a machine we thought would clean a roof.  We must have spent $5,000 on pumps, regulators and other contraptions until we finally got it right.

While designing a rig to clean roofs we incorporated labor and chemical savings features that allowed us to clean most homes siding, roofs and decks in a fraction the time using half the chemicals. This translates mathematically to earning more money per hour with less chemical cost than our competitors.  However, our biggest money maker was simply being able to advertise LOW-PRESSURE CLEANING

The first year we did $50,000, not bad for being the new kid on the block.  By the third year, our one trailer was doing $120,000. 

What was our secret? 

Before I go any further with this story, I want to talk about high pressure cleaning.  The only places for high pressure (I'm talking about 1500 psi or greater) is for popping bubblegum off of sidewalks and cleaning mud off heavy equipment.  I recently had my house painted, and part of the deal was having the painter clean the house before painting.  I recently had a hernia operation so I let the painter do the cleaning.  He arrived at my home with a pressure washer, 50 foot of hose an 8 foot extension wand and 33 gallons of Clorox, you heard me right, 33 gallons (He ended up only using 25 gallons).  My house is only 2500 square feet. I asked, "Where is the detergent"?  He replied, "Don't need any, been doing this for 20 years and when I get through your house will be clean as a whistle and the treated steps will look like they just came from the lumberyard".  I knew I was in trouble now, but I thought this would be a great opportunity to get some good pictures to put in this article.  Below are the results.  Sure glad I didn't have vinyl siding or it could have been blown off

     The good news is the paint job came out great.

The reason I'm tell'n you all this is because you can go broke repairing the damage caused by using high pressure and misusing chemicals. Secondly, if the painter used the system I'm about to show you, he could have washed my house with less than 2 gallons of Clorox and 1/3 gallon of detergent.  Thus reducing his chemical cost from over $50 to about $10. That's like making $80 extra a day if just two house were washed.

If left untreated this algae will feed and grow until the entire roof becomes infested. Meanwhile, the roof becomes unsightly, and the algae covers the roof granules, which leaves the shingles unprotected from the sun's UV rays. Without UV protection, a roof will experience premature failure. The algae has migrated form Florida and the Gulf Coast are to cover about 80% of the nation. 

 

   

Since you've found this site, I assume you are looking for a business that can be run either full or part time and produces a pretty decent income.  If so, read what a veteran roof cleaner has to say about it.

 

First, roof cleaning is one of the few businesses that is not floating in a sea of competition, there ain't non, or at least there's very little.  Take a look around town; you'll see thousands of roofs needing cleaned and nobody cleaning them. Most people don't even know their roof can be cleaned; they think it needs replaced.  Most pressure washing guys are afraid to get on a roof.  And even if you have competition, there's enough roofs to go around for everybody. We rarely run into the other guy.

Second, the investment needed to get into the business is nil compared to your return on investment (ROI).  It's entirely possible and common place to earn $75,000 or more on an initial investment of $5000 in equipment and chemicals. 

Third, since roof cleaning may be new in your area you will have to be persistent to make your first sale.  But, once you get a few jobs under your belt, pictures taken and the neighbors gawking at the roof you just cleaned, you are on your way to seeing your business snowball.

Fourth, roof cleaning is not difficult, but its not as simple as the chemical web sites pitch.  There are companies pitching chemicals that will clean roofs simply by spraying it on the roof and letting mother nature rinse it clean.  That's fine, if you want to wait six months to get your money.  No matter what they tell you, the roof will have to be rinsed off after applying chemicals, and if you think a garden hose with street pressure will do the job, you are absolutely correct, if you have a week to spend rinsing. Fact is, YOU WILL NEED SOME PRESSURE GREATER THAN STREET PRESSURE if you expect to finish the job in a timely manner.  Therefore you will have to modify your pressure washer so it will produce just enough pressure to rinse but not damage the shingles.

 

Why house water pressure is insufficient

It takes .433 lbs. of water pressure to raise water 1 ft..  If your cleaning the roof of a two story home, the roof will likely be 24 to 32 feet high.  This height translates into a pressure lose of 10 to 14 psi.  If the water pressure at the street level is 40 psi then the pressure at the roof top will only be 26 to 30 psi, which is not much pressure for rinsing

 

Fifth, there seems to be a lively and sometimes heated discussion over which chemicals are best for cleaning roofs.  This author, doesn't give a hoot.  Both have pros and cons.  I haven't seen any roofs ruined with either chemical.  I am somewhat partial toward sodium hydroxide because it seems to do a better job of restoring the roof colors, and is easier on plants and shrubs, however it is more time consuming to rinse.  As for making your own chemicals, you are welcome to experiment all you wish, but we've found it ends up costing more.  Besides, I like the idea of using the other guys product liability insurance and MSDS sheets.  If you're concerned about the other guy finding out what chemicals you are using, we will tell you where to get them privately labeled
